Raven Cliff Rentals Cancellation Policy

1. Free cancellation window

If you cancel within 24 hours of booking (provided the booking is made at least 7 days before check-in), you will receive a full refund (including taxes and fees).

2. Advance cancellation (30+ days)

If you cancel 30 or more days before the check-in date, you’ll receive 100% refund of the rental amount (less any non-refundable deposit). Taxes and fees will be refunded proportionally.

3. Moderate cancellation (7–29 days)

If you cancel 7 to 29 days before check-in, you’ll receive a 50% refund (of the rental portion). Portions of taxes & fees will be refunded proportionally.

4. Late cancellation (<7 days)

If you cancel less than 7 days prior to check-in, no refund is provided for the reserved nights.

5. Cleaning / service fees

Cleaning fees and other non-refundable service fees (if any) will be refunded only if cancellation occurs prior to check-in.

6. Cancellation must be in writing

All cancellations must be submitted in writing (via email or through our booking system) and are effective as of the date/time we receive the notice.

7. Owner cancellation / force majeure

If we must cancel (e.g. property becomes uninhabitable, disaster, etc.), you will receive a full refund of all amounts paid (rental, taxes, fees).

8. Exceptions & special events

During high-demand periods (e.g. holidays, event weeks), different cancellation terms may apply; these will be clearly disclosed at time of booking.
